Situated just outside Winterton in the hamlet of East Somerton next to the picturesque ruins of St Mary's Church, Old Church Barn is a stunning barn conversion with two bedrooms and two bathrooms. With a footpath just outside the cottage, it's just a 10-15 minute walk from Winterton or a 2 minute drive.

Property Details


Old Church Barn is a modern barn conversion with two bedrooms and two bathrooms (one ensuite). Downstairs there is a large living room with a smart TV and woodburner, and doors leading to the rear patio. The well equipped kitchen is a cook's delight and includes two ovens, an electric hob, a microwave, integrated fridge, freezer, dishwasher and a washing machine. There's a dining area with seating for four people. The downstairs bedroom has a comfortable king size bed, TV and ensuite bathroom with a shower, wash basin and WC.

Upstairs on the mezzanine level you'll find the second bedroom which has a standard double size bed. Please note the headroom in this bedroom is restricted. There's a second bathroom containing a bath with a shower over it, wash basin and WC. Opposite the second bedroom is a dressing area or chill-out room where the headroom is also restricted.

Outside there's an enclosed patio area to the rear, and the front garden is also enclosed with a small lawn. Old Church Barn has free wifi and off road parking for two cars. Up to two dogs are welcome at Old Church Barn for no extra charge.

  • We had a fantastic weekend break at Old Church Barn. The accommodation was of a very high standard, comfortable and spotlessly clean. Our dogs enjoyed exploring the front garden and enclosed patio. The barn is superbly located and provides great walks from the door, with Winterton and the dunes an easy 15 minute walk away along the bridleway behind the barn. Recommend the fish and chips from the local chippy in Winterton. Definitely hope to return again!

  • A superb cottage! Five stars from us. As others have said, it is immaculate and a lot of thought and care has gone into providing everything guests might need. Underfloor heating wonderful. We enjoyed a long weekend of walking, relaxing and visiting pubs. Shout out to Nelson’s Head for Cromer crab sandwiches and Greyhound for amazing Sunday lunch. Thank you!

  • Just spent a lovely week at old Church Barn at Winterton on Sea, the barn was lovely, well equipped and warm, loved the underfloor heating as did the dogs. The welcome hamper and outside seating areas were great, kitchen was smart and well equipped and ideal for cooking a Sunday roast as it had 2 ovens. Must also mention the box of dog towels very thoughtful as they are always a welcome addition to our own. Fabulous walks straight from the barn and the fish and chips are good too. I think I might be back!

  • Spent an idyllic week here from 25 September - 1 October. The barn is beautifully finished, with everything we needed and more for a relaxing break with two dogs and bicycles. The location is perfect. It's a short walk or bike ride to beaches, the village and some stunning countryside. Be sure to check Sue's fantastic visitor guide with walking routes and recommendations for places to see (and eat!). There's modern home-from-home smart TVs, impressively nifty WiFi given the rural location, and a big bonus was a wonderful power shower in the master bedroom en suite.

  • We have just returned from a brilliant stay at Old Church Barn. We were fairly certain from the photos and description that we were in for a great stay and nothing disappointed. Immaculately clean throughout, stylishly designed, well equipped kitchen, comfortable beds and excellent wi-fi. The outdoor seating was similarly high quality, providing the perfect place to enjoy some late afternoon sun. Winterton beach is recommended (a peaceful, short walk away) indeed the property is well located for touring the area. Highly recommended!

  • We stayed at this wonderful cottage in August. As with other reviews, this is by far the best cottage we have stayed in - the attention to detail is amazing. The location is perfect just 20 minutes walk to a wonderful beach, fab pub and of course an amazing chippy (worth the wait!). We loved all the surrounding areas in Norfolk - Wells next the Sea was wonderful. We will definitely be back to this special place.

  • We (elderly parents and a dog) had a very enjoyable stay at this property last week. Nicely decorated and fabulous comfy beds. Footpaths over the road and byway around the corner that leads straight down to Winterton. I can thoroughly recommend the Kings Arms at Fleggburgh for a special meal and the Fisherman’s Rest at Winterton. The beach is dog friendly and Seal View cafe has lovely ice creams !

  • I stayed at Old Church Barn for a week in May, with my wife and our two year old son. Without any exaggeration, the best rental accommodation we have ever stayed at. Beautiful location, and fabulous house. The attention to detail from the host is second to none, it really is a home away from home. The house is spotlessly clean and so are all the kitchen appliances. Stair gates provided and a lovely high chair. It was a great base for exploring Norfolk and so close to all the activities we had planned for our son. The welcome basket was also a lovely touch. We would not hesitate to recommend this accommodation to friends and family and will definitely be back next year on our annual trip to Norfolk. Special thanks to Sue for being so quick to respond to queries and requests before travelling. 5 stars!

  • I stayed at Old Church Barn for a week, with my 2 dogs. A friend joined me for a few nights. It is a superb cottage - the little things made it extra special, I always pack a teapot, but Sue and Simon had provided one! There was also kitchen scales, something else I had packed to weigh out the dogs food! Old Church Barn is within walking of the sand dunes, and the dog-friendly pub. The dogs would have been happy to play in the sea every day, but I took them to Hemsby Beach, Horsey Wind Pump and Caister sand dunes. Returning to the cottage every evening, it was so peaceful. I did send a video of the cottage to my brother on the Isle of Wight, he replied with two words "buy it"!

  • I’ve walked past this barn on many occasions and been very envious of whoever lived there. I’ve now managed to stay for a few days and even more envious! Beautifully thought out property with a homely feel , felt very spoilt . Sue and Simon if ever you want to sell up then I’m happy to buy this gorgeous place to retire to.   • Old Church Barn is a beautiful conversion, very spacious and comfortable (for 4 people + dog), well designed and all done to a really high standard. It was spotlessly clean and pleasantly warm and the welcome hamper was a nice surprise. We thoroughly enjoyed our long weekend and made good use of the great location with walks in the dunes at Winterton and Horsey windpump / beach (with lots and lots of seals!), as well as bit further afield with visits to Blickling Hall and Blakeney. A really great place to stay!

  • What a relaxing week at Old Church Barn. The cottage was really clean and had everything you would need, and it is so spacious but cosy too. Our 2 dogs loved it! There’s not many places to hang towels when you’ve been in the shower, but the under floor heating is amazing though! We love Winterton, we make it a yearly thing for the dogs holiday!

  • We recently spent a week at the cottage. We were very impressed. The cottage is clean and inviting and has everything you need. The location is great with a 15 minute walk to the beach. We spotted lots of seals swimming close to the shore which was great.
    The enclosed rear patio and front garden were great for the dog and the baby gate into the living room after sandy walks was very handy.
    Would definitely recommend.

  • Stayed at Old Church Barn for a week with our 2 dogs and the place was lovely, an ideal location for walks and the all year round dog beach and dunes at Winterton just up the road. Couldn't fault the property it had everything you needed, masses of storage space and a great enclosed area for the dogs to roam in. We would definitely recommend this property and location as it's near Great Yarmouth, Cromer and other seaside towns with the Norfolk Broads not far away. Welcome pack was nice and the underfloor heating was lovely.

  • Our stay at Old Church Barn was perfect. The barn is in a perfect location with an easy walk to the beach as well as many other country walks including to the broads. The barn itself is beautiful with a blend of some of the original barn features as well as being well equipped with everything you may need. There is no light pollution here either so we were able to see some beautiful night skies. We stayed here for our wedding and the owners went above and beyond with lovely personalised gifts which were very much appreciated. We could not recommend this barn more highly. Thank you so much

  • We had a fantastic stay at the Old Church Barn. Perfectly located, a short and peaceful walk from the coast, it was everything we could have asked for. It was spotlessly clean, and we appreciated the small details such as the welcome hamper, the additional cleaning (sanitized tv remotes) and all the information for the area.   • Stayed at Old Church Barn for the first time and it certainly lived up to expectations! The property is immaculate and the location superb. As a dog owner it was wonderful to be able to walk from the cottage through quiet lanes to the beach at Winterton. We took the car out just once to visit Horsey Gap and see the seals but spent the rest of the week happily walking around East Somerton and Winterton. Can’t recommend Old Church Barn highly enough, as with previous visitors, we didn’t want to leave and are already planning on a return visit!

  • I stayed here with 2 friends for my birthday for the weekend. The cottage was beautiful, very clean and modern. Loved having the wood burner which was set up for us to use as soon as we arrived. The host left a lovely welcome box with some treats too which was a lovely touch. Will definitely stay here again!

  • We have just got back from our stay at old church barn and had a amazing time! None of us wanted to leave. The place is clean, warm and fully equipped to a high standard. The location is so peaceful with plenty of walks around the area, you can walk straight to the beach and dunes, we never had to use the car while we were there. We can't recommend this place enough and are planning on booking again to come back soon. Thank you to sue for the welcome package and staying in contact while we were here.

  • We stayed at Old Church Barn over the Christmas week as it was close to family who live in the local area. On arrival the property was beautifully decorated, it was clean, cozy and comfortable. The kitchen was fully equipped with a double oven which made cooking a Christmas dinner very easy! We have many special happy memories of our time at the barn and hope to return later this year

  • We have just returned from a beautiful week in Norfolk staying at Old Church Barn. This is a true gem of a place and we cannot recommend it highly enough. The barn is immaculately kept in a lovely setting with great walks from the doorstep. Walks in the countryside and to the dunes and stunning beach at Winterton with our dog Teddy were fab…..we miss seeing all the pheasants walking around and seals in the sea. The barn is in a superb location to visit the broads, seals at Horsey, Fairhaven Water Gardens and stunning beaches of Sea Palling and Happisburg. We can’t wait to come back, relax and stay at Old Church Barn again.

  • We recently stayed at Old Church Barn with our son and two dogs. The barn is very well equipped and positioned ideally for long walks on the beach and dunes, and access to the Norfolk coast. The walk from the barn to the beach takes around 15-20 minutes, depending on how energetic you feel, and has the benefit of being mainly via paths where motorised vehicles aren’t allowed. The area has a surplus of good dog friendly pubs with large beer gardens. As we were lucky to have a week of sunny dry weather, we frequented several to take advantage of the local food and cider. We can recommend the Fisherman’s Return in Winterton, the Dun Cow in Salthouse, and the Nelson’s Head in Horsey.

    We would certainly return for a further visit in the future.

  • After finding a channel on You Tube purely by mistake during last years first UK Lockdown ''April 2020'' - I then discovered so many nice areas in Norfolk and made a promise when things improved Id visit as many as possible, had a good look online for accommodation that would hopefully suit myself my daughter and her laid back cool dog Kylo, luckily we found Old Church Barn and it filled every requirement and then some, from the second we arrived we just knew it was a perfect choice, the cottage was spotless and very spacious and the private garden area was perfect for us.
    I was up every morning and out a nice walk with Kylo just taking in some of the local paths and Roads, Kylo loved the place and both me and my daughter just didn't want to leave.
    We stayed for a week and done a lot of walking but we also travelled to places like Hemsby and Sheringham along with Cromer & Gorleston. Winterton is such a lovely place and just so peaceful, if possible Id highly recommend a visit and can verify Old Church Barn really is a hidden gem.
    We will most definitely be back and hopefully this time for a longer stay.
    A massive thanks for allowing us into such a beautiful home and I hope any visitors show the place the respect it fully deserves.

  • An amazing stay at this barn. Everything is first class, you would not know it is dog friendly. Everything is spotless and very well maintained. The barn has everything that you could possibly need. it is situated about 15 mins from the village and 20 mins to the amazing beach. Our little dog loved paddling in the sea. So much space on the beach able to be off lead without the worry of being in someone else’s space. Whilst we were there we saw seals most days, pheasants in the fields and even a family of deer. Visited lots of villages, Horsey, Wroxham, Cromer to name but a few even hired a day boat on the broads. This was our first visit to Norfolk it will not be our last we will be back next year and will definitely return to Old Church Barn

  • This was our 2nd year that we have stayed in this beautiful accommodation. The barn never disappoints, it is absolutely stunning. Set in tranquil surroundings yet close by to a fantastic beach, local walks and a fabulous pub. It is always great to see that the owners take pride in their property, it is well maintained and has everything you could possibly need. We had an amazing stay, so did our 14 year old Lab, who enjoyed lazing about in the front garden. We highly recommend this stunning barn and will definitely be back in the future.

  • Before arriving at the barn, Sue (owner) went above and beyond to help us. We had forgotten some essential medical equipment for our son. Sue went out and purchased the equipment and left it in the barn ready for our arrival. This reduced our anxiety & stress. A true act of kindness. The barn was like brand new, super clean & smelling lovely. Hard to tell that the barn has had dogs in it. The welcome surprise package was so thoughtful & much enjoyed. The barn is fitted out with really high quality equipment: shower, oven, wood burner. Both areas outside were peaceful & felt very private. A lovely location for walking to the beech & little town. The beech was breath taking with the seals in the sea. Would love to return at some point.

  • The Old Church Barn was an absolute delight. Four of us stayed for a week with a King Charles and a Greyhound and we all quickly felt at home. There are lovely walks from the door along a quiet back lane which takes you directly to the village and the beach. Winterton is a quiet village with a single pub that serves good food, a corner shop, a post office and a chippie and a wonderful stretch of sandy beach. Everything we needed was on the doorstep. Highly recommended for a relaxing break with lots of walkies.

  • A splendid barn conversion making for a fantastic holiday away from home - the attention to detail in the conversion is exceptional and the facilities are second to none. Old Church Barn made a perfect setting for exploring the delights of Norfolk and the Broads. We visited with 2 greyhounds who loved the underfloor heating and the enclosed gardens back and front were perfect for them. There is so much to see in Norfolk that we will be re-booking to visit the rest!

  • Beautiful setting. Old Church Barn is faultless. Walking routes varied between countryside & beach with added seals. Was still in partial lockdown but still plenty to do & see. Cottage was so well equipped wasn’t a problem not being able to eat out, local shop was a bit of a disappointment but plenty of farm shops about. On the whole fabulous place & would definitely recommend.

  • Had a wonderful few days here celebrating my 40th. Old Church Barn is decorated beautifully with a fantastic kitchen and high spec bathrooms. There is so much attention to detail, the photos do not do it justice! It's situated in a very peaceful lane with a few other converted barns, next door to the church ruins and a 10 min walk from Winterton village and it's gorgeous beach (where we got to see the seals!) The local pub Fishermans Return is definitely worth a visit as well. We would definitely return to Old Church barn!

  • Old Church Barn was the perfect setting for our Christmas holiday, with a very modern kitchen to cook a big Christmas lunch, a spacious dining room for our epic meal, and cosy living room for afternoon naps in front of the TV. There are plenty of walks in the area, and we were amazed by the seal colony at nearby Horsey Beach (a very gentle 4 mile walk away). We loved that a box of treats had been left for us, and truly appreciated the thoughtful Christmas decorations. Having look at dozens of properties to spend Christmas at, we definitely picked the right one - many thanks for making our vacation so special!

  • We are Winterton regulars, meeting up with family and seeing the seals at Christmas time. We have stayed in other Winterton cottages and in the various styles of property at Hermanus - Old Church Barn is one of the best and highly recommended. Atmospheric church ruins opposite were a lovely bonus. The barn has a superb kitchen but if venturing out there's great cake to be had at Poppy's tea rooms, breakfast at the Dunes cafe and carvery at Hermanus all recommended

  • We had an amazing few days away relaxing at the Old Church Barn. The barn itself is stunning and is tucked away within its own private space. Inside it has everything you need, there is a comfy king size bed, a hot spacious shower, an open plan fire and a modern kitchen you could cook a Sunday roast in. Winterton is just a short walk away along a beautiful country lane, in the opposite direction are the Broads all within walking distance. Can’t recommend this place enough.

  • Our family of four, along with our small dachsie, had a fantastic five-day stay in this stylish holiday home, which exceeded our expectations in every respect. Perfect for lazy days indoors, offering all mod cons, beautiful decorative touches, attention to detail and thoughtful touches - down to the torch for late-night digestive walks after dinners prepared in the perfectly equipped kitchen. An ideal location to get away from it all! We enjoyed the lovely walk to the beach and to the nearest pub, along with plenty of excursions detailed in the guest information booklet.   • We have just come back from the most amazing 2 week stay at Old Church Barn. The house was perfection! Great location, beautifully decorated, homely and had everything we needed to make our 2 week stay easy and enjoyable. Perfect location - Winterton-on-Sea is a lovely little village. Highly recommend the pub and Poppy’s tea rooms attached to the Post Office! The beach is beautiful and we even managed to see a baby seal (which we kept well away from!) one day. I would highly recommend Old Church Barn and Winterton Cottages generally. Thanks for making our first trip so memorable!

  • We had a fabulous stay in this beautiful cottage. Spotlessly clean, comfortable and very well equipped, including a lovely welcome hamper containing prosecco, crisps & cookies which didn’t last long!😋 Great walks straight from the door; the walk to Horsey to see the seals followed by a visit to the Nelson’s Head was a highlight, even though we stayed so long we had to walk back in the dark! We loved it here, so nice to have such a lovely place that welcomes dogs & perfect for visiting our son who is at UEA in Norwich. We will definitely return.
