Brand new for 2024, High Barn (sleeps 8) is part of a select development of four luxury barn conversions. It's next door but completely separate to Field Barn (sleeps 6) and the two can be hired together to sleep up to 14. Each barn has it's own entrance, parking and fully enclosed garden. Located in the historic coastal village of Happisburgh, the barns have been sympathetically restored to offer luxury living with fantastic rural views.
Downstairs at High Barn there's a large open plan space with a living/dining area, comfortable sofas, a smart TV and access to the garden. The modern kitchen has a large integrated fridge, integrated freezer, electric hob and two integrated ovens. There's also a microwave, dishwasher and washer/dryer. A downstairs WC is next to the kitchen.
On the first floor you'll find three stylish bedrooms, each with an ensuite shower room. Two bedrooms have standard double size beds, and one has a superking bed. There are balconies on either side of the property - with one side offering panoramic views across the fields. The main bedroom suite is spread across the second floor with a super king size bedroom, and there is an open plan bathroom with bath, shower, washbasin and WC. All bedrooms have a TV.
Outside, the large enclosed garden has a patio and lawned area with plenty of seating and hot tub. There is parking for multiple cars and an EV charger is available for guests to use. Up to four dogs are welcome at no additional charge at High Barn.

Location
Happisburgh is a pretty seaside village, with a long sandy beach. The cliffs provide a dramatic backdrop to the beach with its red and white lighthouse and St Mary’s Church. There are miles of coastal paths to walk and footpaths in the surrounding area.
The iconic red and white striped lighthouse at Happisburgh is the oldest working light in East Anglia, and the only independently run lighthouse in Great Britain. It's open to the public on select days throughout the year (check their website for opening times) and offers amazing views from the top.
Happisburgh has a village shop, pub and excellent fresh fish shop. The nearest pub is Hill House and we can also recommend The Star at Lessingham.
The market town of Stalham is 5 minutes drive from Field Barn with shops and a supermarket. The famous East Ruston Vicarage Gardens are nearby, and Smallsticks Cafe at Cart Gap is the ideal stop after a beach walk.
Wroxham is a 20 minute drive away, and offers boat hire and river trips - a great jumping off point to explore the Norfolk Broads. The stately homes of Blickling and Felbrigg are within an easy drive, or Norwich is a half hour away with it's magnificent cathedral, cafes & restaurants as well as excellent shopping.

Wow! We have had an amazing time at High Barn for NYE 2024! Such a beautiful space with the most gorgeous details and comfort. We were spoilt throughout our stay and can't thank Thomas enough for his hospitality. We will be back for sure!

Thank you so much for an incredible few days at High Barn. We've had a very special Christmas here and appreciated all of the details that made the house look beautiful when we arrived and kept us busy when we were here. We will definitely be back!
