Description

Amity House is located down a quiet road in Winterton village and backs onto the dunes. Minutes walk from local amenities including village shop, pub, tea rooms, post office and fish and chip shop.

Downstairs there is a cosy living room with wood burner, sofa and large TV. Behind this is a large, bright and airy kitchen diner with electric oven, gas hobs, dishwasher and fridge-freezer. The dining area opens up to the very large and fully enclosed garden. Off the kitchen there is a very handy utility room housing the washing machine and dryer. There is a shower room and WC off the utility room. Downstairs has underfloor heating throughout.

Upstairs there is a king size bedroom at the front of the property. This bedroom has a large en suite bathroom comprising of bath, separate walk-in shower, WC and basin. The back bedroom which overlooks the garden has two 3' single beds making this the perfect family holiday home.

Outside there is a large fully enclosed garden with seating. There is off-road parking for one car or further parking can be found on Old Chapel Road.

Amity House welcomes three dogs free of charge. An extra dog can be discussed with the owners. Please note for security reasons, CCTV covers the driveway to the property.

Location

Amity House is located in Winterton-on-Sea, a pretty unspoilt village perched on the Norfolk Coast. It only takes 5 mins to walk to long sandy beaches which are dog friendly all year round.

The local Fisherman’s Return pub (dog friendly) serves good food, and is a 5 minute walk from the property. Also in the village within walking distance you’ll find the village shop, Poppy’s post office and tea rooms (we can recommend the breakfasts), a fish & chip shop and Seal View café at the beach.

There’s an excellent choice of walks right from the doorstep, and Winterton Dunes is designated an Area of Outstanding Natural Beauty (AONB). From the end of November to the beginning of January it’s pupping season for the local grey seal colony, with literally thousands of them on Horsey beach just 10 mins drive from Winterton. It’s an amazing sight to see.

For cyclists there’s a great choice of routes and trails to enjoy. A little further afield the Norfolk Broads offers scenic boat trips or hire your own boat for the day. There’s also fishing, kayaking, canoeing and paddleboarding available.

For families, the seaside town of Gt Yarmouth is only a 15 minute drive away, with a sandy beach, end of pier entertainment, Sea Life centre, amusement arcades, pleasure beach, bowling, cinemas, Venetian Waterways, crazy golf and much more. We also recommend the award winning BeWILDerwood an outdoor tree house adventure park with zip wires, jungle bridges, marsh walks and boat rides - just a 20 minute drive away near Horning. Wroxham Barns is nearby with independent shops, craft studios, a kids' farm, funfair and restaurant.

The fine city of Norwich is a 40 minute drive away, and offers shopping, museums, restaurants and a choice of theatres. There’s a great choice of places to eat out locally including beachside cafes, local pubs and fine dining restaurants and we provide all guests with a comprehensive list in our digital welcome information.

First time in Winterton and loved everything about it, the walks from the cottage on the dunes were amazing the dogs had a great time. Amity House is one of the best cottages we have stayed in very clean and comfortable with everything you need. Hirsts farm shop is well worth a visit the fresh fish is very good. Would definitely recommend the fish and chip shop in the village. Will definitely be back next year and thank you for the welcome pack much appreciated.

Amity House had everything you could wish for. The furniture and fittings were very high spec. and it was very clean and comfortable. It was very handy for the local shop and chippy and had quick access to the dunes and the beach which made it perfect for our little dogs to enjoy as well as ourselves. The garden was fully enclosed and the off road parking behind secure gates was a bonus. It was a pleasure to stay in Amity House.

Fantastic property in a perfect location lost my wife last year and we always used to stay in this property as it was her favourite so glad I plucked up the courage to come back as I do love Winterton On Sea I will definitely come back hopefully next year.

We have come to Winterton many times but this was the first time at Amity House. However, it won't be the last. What a lovely property. There's nothing not to like whether you are a human or a dog.

This was our first time to Winterton and wow what a wonderful holiday. Amity House is outstanding in quality and cleanliness and very spacious - it has everything you need. Some lovely touches with biscuits wine and crisp on arrival. We loved it that much we will consider a winter trip here as it really was a home from home. Thank you Sue we are so grateful xx

Third time staying at Winterton but first time in Amity House. There is off street parking behind large gates. The garden is lovely and private, we enjoyed sitting outside on the garden furniture with a coffee in the morning and a glass of wine in the evening. The house is lovely, with a large kitchen diner and cosy living room. The house has everything you need throughout your stay and is cleaned to a high standard. The beds are very comfortable with high quality bedding. Amity house is in a quiet location within walking distance to the fantastic beach and dunes which our dogs loved, the convienience store, Popppys cafe/post office and the Fshermans Return pub. The local people are very friendly. We will deffinately return to Amity House.
