Property Details

Eva’s Lookout is a modern ‘upside down’ house with a spacious open plan living area upstairs, making the most of the fabulous view over Winterton Valley and out towards the sea. The fantastic location is right next to steps with direct access to the valley and beach, plus the house is walking distance from the village pub, shops and Poppy's tea rooms.

Through the front door you step into a hallway with wooden stairs leading to the living area upstairs. All the bedrooms and bathrooms are downstairs. The master suite has a superking bed, and direct access to the garden with sea views. It also has a dressing area, and ensuite bathroom with separate bath and shower. Bedroom two has a king size bed, direct access to the garden with sea views and an ensuite with a shower over the bath. The third bedroom has adult size bunk beds (3' wide), and has sea views from the window, whilst bedroom four is at the front of the house with two 3' single beds. There is also a family bathroom downstairs with a shower, wash basin and WC.

The house is in such a fantastic position, and the ‘upside down’ design makes the most of the sea views with an open plan living area occupying the whole of the second floor. The vast wall-to-wall glass doors span the length of the house, and open out to a large balcony. The designer kitchen incorporates modern appliances including a dishwasher, fridge/freezer and microwave, and there is a comfortable lounge area with TV/DVD. There is a washing machine in the downstairs utility room. For dining options there’s a choice of inside at the large table which seats eight, or a table and seating outside on the balcony. A gas barbecue is provided for guests.

There is plentiful off road parking in front of the house, and the back garden is fully enclosed. Up to two dogs are welcome, and there is unlimited free wi-fi for guests. Please note for security reasons, CCTV covers the driveway to the property.

  • My family had a great new year in Eva’s Lookout. The house was clean and comfortable with everything we needed. The view was amazing with plenty of walks in the area. The local pub was good too! We will definitely be back.

  • One of the best value properties I have ever stayed in. The dune and beach access is second to none. We stayed over Christmas and they even provided a tree and many thoughtful touches. Will be staying again. Thank you!

  • Just back from a fabulously chilled weekend celebrating our 24th wedding anniversary with our 2 furbabies. We was blessed with fantastic weather, waking up to the stunning sunrises every morning and having the seaside a few minutes away was something special. The beds were very comfy, tastefully decorated to suit the surroundings, very well equipped in the kitchen and the house being completed enclosed front and back, not worrying that our dogs could get out was an added bonus. Thank you for letting us stay in this beautiful home.
Definitely will be retuning at some point next year x

  • A magical week in a beautiful home. Waking up to sea views each day was so special! The house is really well equipped and tastefully decorated. Such a brilliant week, we definitely hope to return!

  • A truly beautiful place to stay. The house has a definite Grand designs feel to it with plenty of space, really comfortable beds and the most spectacular views. I could have happily spent the entire week sat out on the balcony staring out to sea and my Golden retriever spent many a happy moment looking down at the dunes watching the other dogs on their walks. Even with bad weather it is a great place. We had a thunderstorm whilst we were there and it was spectacular to watch across the sea from that vantage point. Add to that the ease of getting to the beach and the closeness to the village with its lovely pub and shops it could not be a more perfect holiday.

  • We had a lovely week at Eva's. The upside down nature of it giving great views in all weather's. There were beautiful frosty sunrises, gales, some rain and even snow. Whatever the weather the view was beautiful.

Our dogs always love a visit to Winterton, and being able to just walk down the steps to the valley and the beach beyond in fantastic. It's a beautiful place to be and in the mid week we had the beach to ourselves for a couple of days, not another soul in sight.

Eva's had everything we needed and was so comfortable to stay in. We're already thinking of booking again.

  • We have been holidaying in the Hemsby / Winterton area for several years and always admired Eva's Lookout whenever we walked past. Well we finally managed to book a weeks stay and can honestly say it is one of the best properties you could hope to rent. The design and layout of the house is great, the view is beyond compare and the kitchen is well supplied with everything you could want on a self catering holiday. The more active members of the family were happy on long walks along the beach and in the dunes. The less active were happy sitting out on the balcony watching the dunes and sea. We arranged trips out to Cromer, Wroxham, Walsingham and had some great views of the seals on the beach at Horsey Gap. The welcome gift left by the Owners was much appreciated. Everyone in our group had a holiday to remember including our little terrier cross Cookie who was exhausted at the end of everyday but raring to go once again in the morning. Highly recommend this property.

  • Fabulous house one that certainly does not disappoint and lived up to its description! Well equipped and ultra modern living. Best feature without a doubt is the amazing view and the large balcony which gives totally unspoilt panoramic views of the dunes and sea, very relaxing, private and peaceful. Great week had by all, thank you Winterton Cottages for yet another great holiday.

  • Well what can we stay! We stayed at stunning Eva’s Lookout for a week over Easter to celebrate our Ruby wedding anniversary with our kids, 2 little granddaughters and our pooches. The house is just beautiful, light, bright and spacious. Well equipped and in just the most amazing location with uninterrupted views over the dunes and sea with its ‘upside down’ living. We had glorious weather too so we made lots of use of the balcony, terrace and secure garden. Wonderful memories made. It was just perfect and we would highly recommend this fabulous house to anyone. We will be back. Thank you for making our stay so special.

  • Third time of staying at Evas ... to be honest we spent the entire 7 days either on the dunes/ beach or around the house ..there’s no need to go anywhere else ! Shopping was delivered via Waitrose ... nothing more to do than enjoy !! Probably about to book visit 4 !

    — Carol owens, 22 Feb 2022
  • What can I say! We stayed at Eva’s Lookout for a long weekend from 1st October 2021. The house is absolutely stunning the views to die for and the quality of the house is first class. We will definitely be back. Thank you so much for a wonderful relaxing weekend

    The Hegley’s from Essex

PS the dogs loved the garden and access to the dunes, thoroughly recommend

    — Jayne Hegley , 06 Oct 2021
  • The fact it’s our second visit to Eva’s lookout says it all, the location and views are second to none and the house and contents are superb. Beach , pub and local shops a few minutes walk and obviously the dunes and beach almost in the back garden. Highly recommendable.

    — Chris Hallam, 23 Aug 2021
  • We had a fantastic week at Eva's Lookout.

The upside down layout worked really well; to be able to look out through the expanse of sliding glass doors across the dunes to the sea from the living area was wonderful. There were 7 of us (3 grandparents, 2 parents and 2 teenagers) plus one small dog; there was plenty of space (and crockery etc) for all of us.

Tesco groceries deliver here; we were slightly delayed en route but the Tesco driver was very understanding and did another delivery before coming back to us. SatNavs can struggle to locate the property; we found using 134 Bush Road got us there best (although it's on the left, not the right).

We had lovely weather so made the short journey across the dunes to the beach every day.

Both front and back gardens are fully enclosed, which was great for our dog.

Would highly recommend Eva's Lookout for a relaxing week with the dunes literally at your doorstep and the beach just a short walk away.

    Thank you Sarah and Ken.

  • We had a wonderful week at Eva’s Lookout. It was lovely just to relax in this spacious house and enjoy the spectacular view of the sea and valley below. There were comfortable beds with roomy bathrooms and showers, an ultra modern kitchen with a full range of equipment and many extra touches throughout the house to make the perfect holiday. We had very good communication with Rachel from Winterton Cottages and our holiday was in fact originally booked for April 2020 but as soon as lockdown was announced we were contacted with the options available and we chose to defer until this April. A long time to wait but worth it! Jerry and Helen April 2021

  • If your looking for a haven of endles views and that feeling of space look no further than Eva's Lookout! Contemporary and well maintaned accomodation, Booking process, online instructions and confirmations for Winterton Cottages were seemless and informative. Spot on to both Eva's Lookout and Winterton Cottages!

    — Paul Tucker, 29 Oct 2020
  • I love this property - the views are amazing. Already booked (x2) in 2021.

Thanks to Rachel for the wonderful service from Winterton Cottages.

    — Debbie Suttle, 13 Oct 2020
  • The house is beautifully situated and the view of the sea and the dunes is wonderful. Despite the atrocious weather we still managed visits to Horsey, Norwich and Walsingham. The level of equipment is good but would benefit from a microwave and ideally a tumble dryer (when it rains for three days there are only so many spaces to dry clothing).

    — Terence Coster, 03 Oct 2020
  • We spent a week at Eva's Lookout in September. What a lovely house, loved the upside down living with wonderful sea views. Very spacious with 6 adults staying, our dog Luna also made herself at home.
We would definitely recommend and stay again x x

    — Karen Johnson , 01 Oct 2020
  • Wow! This house is fabulous, I could live there permanently! We stayed for a week in September and were really lucky with the weather, having said that watching a storm would be wonderful through those huge windows as well. The house has everything you could need and more. There is a gate to a public footpath leading onto the beach, you can be there in a couple of minutes, the stairs down were very steep, so we always came back a different way to avoid going up them!!! There's not much else to say except wow, wow, wow!

    — Angela Robinson, 19 Sep 2020
  • We had had an eye on Eva's Lookout for a couple of years before we booked it. It was well worth the wait. We watched mist come in off the sea, from the balcony we watched the sun come up on peaceful mornings, while the wild rabbit scratched around in the garden, and we watched a thunder storm light up the panoramic view over the sea. We had a fab barbecue on one of the evenings. We walked along the beach to the café, we walked along the valley and we took the paved route into the village. There were days when we could have gone to visit some of the local attractions but a few hours on the beach and a chill out on the balcony was a great way to relax. We really stretched our holiday budget to get here, so we don't know if we could do it again, but we're glad we did and we'll keep the memories and many photographs for a long long time.

    — Andy Venables, 24 Aug 2020
  • We have wanted to stay at Eva’s Lookout for years & it didn’t disappoint. The view alone was worth it. The master suite was fabulous. Just be aware the bunk bedroom is tiny & the twin room isnt huge, but it’s fab for kids. Ideal for two families. The owners travelled out a distance, to fix the tv as soon as we phoned (we had teenage kids!!) so we were more than impressed with the service.
All in all, everyone had a fab time & we didn’t even visit the pub as much as usual...as we wanted to stay home 😉😉

    — Amanda Arnold, 28 Jul 2020
  • Eva Lookout is fantastic we had 5 lovely days there and we would book again for a holiday

    — Will , 28 Jul 2020
  • Stayed at Eva's Lookout for three nights with our family, six adults and two dogs. Had a much needed break bringing the family together before the advice to stay home and social distance. The property, the gardens, the view and location were great and we will hopefully return. The only downside was the two small bedrooms but we did know about these when we booked.

    — Beverley Johnson, 28 Mar 2020
  • We had a lovely stay at Eva's Lookout. It's a great house, with excellent facilities and stunning views. Winterton on Sea is a wonderful spot for a holiday and we will be back.

    — William, 25 Mar 2020
  • Stayed here for 4 nights to celebrate my birthday with a few close friends who all thoroughly enjoyed the facilities and amazing views from the balcony. Spent an idyllic day Seal watching at Horsey Beach, lunch at The Nelson Inn and finished with a boat trip with Ross Wildlife Tours on Horsey Mere. This was my 5th visit to Winterton and Eva’s Lookout is the best accommodation we have stayed at.

    — John Folkes, 24 Oct 2019
  • A fantastic week in this stunning property . Views from the balcony are amazing . Perfect location for dog owners like us , access directly to the dunes and cafe a few minutes stroll away , house was immaculate on arrival with very comfortable beds . Looking forward to returning next year .

    — Darren hodge, 05 Oct 2019
  • This was our first visit to Norfolk and we will definitely come again! Eva’s lookout was fantastic, the location and views were breathtaking, facilities perfect and the house amazing. Our dogs loved it and our four under four year olds loved it too! A perfect holiday.

    — Rebekah , 06 Aug 2019
  • Stylish property, superbly equipped with simply stunning views, so what's not to like about Eva's Lookout. Great location, loved Fisherman's Retreat and Dunes Cafe and would happily stay again.

    — Howard Sargent, 24 Jun 2019
  • We had a delightful stay at Eva's lookout over the Bank Holiday weekend. It is an awesome place and the views are more stunning that the website pictures. The closeness to the beach is just amazing, would thoroughly recommend and we have already booked for 2020. Rachel from Winterton Cottages made everything run smoothly from arrival to departure.

    — Deb Suttle, 03 Jun 2019
  • Our first stay at Eva,s Lookout, our first stay in a upside down house. Would we do it again? yes for a holiday,as for a way of living no. That said we had a great time, very lucky with the weather, we took full advantage of the outside lounge decking, can you believe it sunbathing in early May great. What views always something to look at out at sea I took my binoculars. The sliding windows are a great asset as long as you manage the heat loss,as there is thermal gain in the afternoon from the front of the house it is quite easy. The house is very well fitted out with everything you need for a very pleasant and comfortable stay. The floors being Wood Tiled upstairs and Polished Concrete downstairs may have posed a problem for the dog to get about safely so we purchased soft rubber slippers for her, they worked very well and made getting about the house very safe. All in all we had a great time, would recommend the Nelson Head Pub good English Pub Grub, just one small thing we noticed the outside dinning table we think in the past had a glass top which no longer is fitted, maybe has been removed dew to it been broken in the past, putting hot drinks on it as the top is soft could pose a problem for children. Many thanks for a great stay Michael,Brenda and Molly Dog. Ps thanks for welcome pack.

    — Michael Wood, 29 May 2019
  • We love Eva's Lookout. Our 4th stay last week didnt disappoint and altho the weather was mixed we had a great time watching it and enjoying the magnificent upstairs room. Perfect for cooking and playing games as a family or lounging about under rugs.
Our stays there have been punctuated by various serious ailments - my cancer operations and chemo and a friends broken shoulder. Each time the house and view has worked its magic in helping us heal and turn a corner in our recoveries. It has become a very special place to us and even the ( grown up ) children who are not always verbally appreciative expressed their love for the place and desire to come back soon. Hoping the sea will still be warm enough for us all in November when we look forward to going again.

    — vanessa pooley, 15 May 2019
  • A truly lovely holiday was had by 3 adults, 2 children, 2 teenagers + 2 dogs !!! The house was wonderful with the most amazing views, weather was kind, a little cold but dry. A short walk through the dunes to a wonderfully clean beach which the dogs and children enjoyed. Only comment of suggestion I would make is to ensure that there are sufficient cleaning aids in bathrooms and kitchen to help maintain this lovely home. We will be back!

    — Jeanette, 25 Apr 2019
  • We had a wonderful week at Eva’s Lookout and we were truly sorry to be going home. The house is well equipped and very comfortable, the heating kept us just the right temperature all week. The garden is secure so was perfect for our dog. We would love to return.

  • Absolutely 5*+

    — Marianne McGhee, 18 Mar 2019
  • This is the fourth or fifth time we've stayed here now and we'd happily stay forever if we could! As always, it has been a wonderful stay, it is very much a home from home with everything you could need. Gorgeous house, amazing views and a couple of minutes walk from the beach. Lovely & relaxing place to stay as a family or with a group of you. Wonderful holiday & we'll definitely be back.

    — Kelly Griffin, 17 Mar 2019
  • Our first stay here, house came recommended, v clean and in a perfect spot to enjoy the beautiful beach. Local pub was great and couple of friendly local shops to top up essentials during stay. Kids loved the balcony and garden. Thank you.

    — C Burley, 18 Jan 2019
  • We were extremely fortunate to have such lovely weather in November. On arrival our expectations were exceeded, Eva's Lookout was impressive in every way, it had a great location, the baths and showers were luxurious, the heating was perfect, plenty of storage. Loved the idea of no kettle used the boiling water tap. We could not tire of the surrounding views, if GP's could prescribe holidays Eva's Outlook would be top of the list. Absolutely Wonderful.

    — Marianne McGhee, 25 Nov 2018
  • Great holiday, with fantastic views over dunes are no matter the weather. Clean, comfy and perfect accommodation. Cant wait to return.

    — Sue, 30 Aug 2018

  • Wow what a great place. Views great no matter what the weather. Have already booked for next year. Property clean and comfy couldn't ask for more.

  • Wonderful house and modern facilities, comfy beds, fantastic views, enclosed garden perfect for dogs or children, amazing beach and walks on the dunes, I feel sure we'll be back.

    — Minns and White families, 18 Feb 2017
  • We couldn't fault Eva's Lookout and had a lovely relaxing week just enjoying the house and beach. We liked its design and mod-cons and, most importantly for us, all the basics were excellent - immaculately clean, and warm, with comfy beds and a properly enclosed garden for the dogs. So thanks to you, the owners and housekeepers for providing such a beautiful holiday home. We loved Winterton and will be sure to return.

    — J English, 25 Oct 2016
