Amity House is a modern two bedroom property with large enclosed garden and located two minutes from Winterton dunes and beach. Perfect for a last minute get-away offering short breaks all year round.

Property Details


Amity House is located down a quiet road in Winterton village and backs onto the dunes. Minutes walk from local amenities including village shop, pub, tea rooms, post office and fish and chip shop. 

Downstairs there is a cosy living room with wood burner, sofa and large TV. Behind this is a large, bright and airy kitchen diner with electric oven, gas hobs, dishwasher and fridge-freezer. The dining area opens up to the very large and fully enclosed garden. Off the kitchen there is a very handy utility room housing the washing machine and dryer. There is a shower room and WC off the utility room. Downstairs has underfloor heating throughout.

Upstairs there is a king size bedroom at the front of the property. This bedroom has a large en suite bathroom comprising of bath, separate walk-in shower, WC and basin. The back bedroom which overlooks the garden has two 3' single beds making this the perfect family holiday home.

Outside there is a large fully enclosed garden. There is off-road parking for one car or further parking can be found on Old Chapel Road.

Amity House includes WiFi and welcomes three dogs free of charge. An extra dog can be discussed with the owners. Please note for security reasons, CCTV covers the driveway to the property.

  • Amity House is a delightful holiday home with everything you need. The accommodation is spotlessly clean and the gardens is well kept and secure. We stayed for a midweek break and had a fabulous time relaxing and enjoying everything Winterton has to offer. Will definitely be make a return to this home.

  • We are regular visitors to Winterton but first time we have stayed at Amity cottage, the owners have put a lot of thought and effort into the cottage which is reflected throughout and a credit to them. Great location and added bonus of off street parking as it can can busy at the weekends.

  • This was our 2nd visit to Winterton but the first to Amity House. We picked this property due to a newspaper review and I think this is the first time a journalist was truthful. The property was clean, tidy and cosy. Kitchen is well stocked for anything that you would need equipment wise. The dunes are nearby which our lab absolutely adores. Highly recommend the Fisherman's return and the Dunes Cafe at Waxham. Cannot wait to return.

  • We spent a wonderful week in Winterton. Amity House is clean, well furbished and has all the amenities we needed. Our dog really enjoyed being let loose in the large enclosed garden. It's also a bonus to be able to park inside the garden, as at busy times it can be tricky to find parking space on the road outside the house. Many thanks to the host who was very helpful and promptly answered our questions during our stay.

  • Have just returned home after a wonderful stay here, everything you need was available, spotless and roomy and a lovely garden for our dog who didn't want to leave, close to Gt Yarmouth, Gorleston and the broads, the local post office and cafe close by and serve lovely breakfasts, also the local pub was very welcoming and dog friendly with excellent food ,we will be coming back, thankyou for a wonderful stay.

  • We had a wonderful stay in this gorgeous holiday home with every amenity you could possibly imagine. It was so well equipped, super comfy beds and the online guide provided was really helpful. A house with very high standards. 10 minute walk to a beautiful beach. We even managed to swim with seals while we visited which was magical! The local village pub is great - we highly recommend their fisherman’s pie and the Level Head beer went down very well! Our almost 3 year old is already asking when we will be going back to the “holiday house” 🙂 Thanks for a great stay. I’m sure we’ll be back!

  • Have just returned from Amity House. We had a great mid week break in a sunny Norfolk. Accommodation was excellent, clean and well kitted out and beautifully furnished and decorated. Our dog loved the good sized enclosed garden, which is a great sun trap. Would definitely recommend Amity and Winterton Cottages to friends and family. Thanks for a great stay.

  • Have just returned from Amity House. We stayed from Friday to Monday with our 4 dogs (always worth asking if they’ll take more than 3). It is a lovely house and the garden was fine for us but any escapist artists might scramble over the wall. We could drive through the gates and into the garden to safely unload the dogs. The kitchen dining area is large and bright, and the lounge is smaller and very cosy. We slept well after 3 days of long beach walks on the comfortable beds. We loved the easy walk to the Dunes, pub, shop and chip shop, Thank you for a wonderful short break.

  • Lovely stay at Amity House in early 2023. We were very lucky with the weather but it was cold and coming back to a warm , cosy cottage made going out for walks that bit more bearable. Just about anything you need during your visit is provided with very good facilities provided. All in all a really nice , well-equipped property that we're certainly thinking of going back to next year.

  • We had a lovely stay at Amity House from 3rd to 11th December. It was during a very cold spell and the cottage was very warm and cosy. The owners, Sue and Robin, have thought of absolutely everything and the kitchen is very well equipped. The bed was very comfortable and we had a super warm duvet. It is the quietest cottage we have stayed at in Winterton. It is just around the corner from access to the dunes for gorgeous walks and to the glorious beach. Nothing is far away - it is just a short walk to the convenience store, fish and chip shop, post office/tea room and the Fishermans Return. There is also a new coffee/snack etc hut in the beach carpark called ‘Seal View’. The local area is perfect - lots of beaches to choose from and the Broads to explore.
    We ate at Hirst Farm Cafe/Restaurant and highly recommend it and it was reasonably priced too. You must go for the Dabs n Crabs sharing platter! The Nelsons Head at Horsey is a traditional pub with a friendly cosy vibe. We also recommend the Smokehouse Ormesby. We went for the 2 for 1 burger offer - very good and plenty of it! This was our fifth stay at a Winterton Cottage and we have loved them all. The standard is very high. Winterton just keeps drawing us back - particularly November/December because we love to sit and ‘seal watch’ for hours. A real life David Attenborough experience! Thank you to Sue and Robin and Winterton Cottages for a perfect week. The beautiful Christmas tree made our stay even more special!

  • Fabulous cottage! We stayed for 7 days very clean, comfortable and homely cottage was very well equipped great to have washing machine and freezer. Close to dunes and beach absolutely dog heaven so many wonderful walks also very friendly village Poppy’s coffee shop very good and fish and chip shop was good. Lovely garden at Amity for dog and off road parking. Area surrounded by great places to visit and a visit to Horsey to see the seals a must.

  • Lovely cosy cottage for us two and the dog, absolutely spotlessly clean too. Well equipped kitchen. Freezer was useful as we stayed for 10 nights and built in fridge was quite small for all our food. 2 mins from beach and could hear sea from the cottage. The dog loved the garden and beach.
    Good fish and chip shop, we had drinks in pub but didn’t eat there. Norfolk Edge, the cafe on the beach car park, serves some fabulous food (breakfast and lunch). A lovely holiday and Winterton is a beautiful village, we’ll definitely be back.

  • Wonderful holiday cottage which caters for your every need. We love Winterton-on-Sea and the surrounding area and this was perfect for our recent 2 week stay. We have 2 (large) dogs and the enclosed garden was perfect for them. Off street parking is a bonus especially when street can get a little busy for parking at times! The use of the washing machine and tumble dryer meant no piles of washing when we got home which was bliss!! Thank you - we are sure to return.

  • Had a great 4 days with great weather, Amity House is one of the best & well equipped cottages we’ve stayed in. The location is excellent as the dunes & beach are close as are all the village amenities, the Broads are also within easy reach.

  • Congratulations on an exceptional property! Well presented, modern but comfortable and very clean. Everything that you can think you will need is in the kitchen and all clean and shining. We visit cottages 2 or 3 times a year all around the country and I can honestly say that this is one of the best we have ever stayed in. Lily loved the garden chasing pigeons and the beach digging for stones. Nice and quiet location.

  • Just back from our second stay at Amity House and it’s just as brilliant second time around. Very clean and has absolutely everything you need in a home away from home. It’s location is great with it being a few minutes walk from the beach, pub, fish and chip shop and convenience store.

  • We have just returned from a long weekend at Amity House. It was an amazing property in the heart of Winterton-on-Sea. The property has been renovated and decorated to an extremely high standard. The kitchen/diner opening onto a large secure garden was so convenient with the dogs. The property also has the advantage of off road parking behind garden gates. It is only a short stroll onto the beautiful Sandy beach and to the local dog friend pub, local convenience store and chippy. Would highly recommend this property for couples or family.

  • What a sparkling clean house! So comfortable and beautifully furnished, everything was thought of, we felt right at home the minute we walked through the door. The extra charging points for mobile phones etc, we really useful. We loved the large kitchen and spent much of our time there The garden was super handy for our two doggies, and perfect for sun-downers. The beds were really comfy. We would love to rebook, but it is now fully booked and I'm sure will remain very popular :-)

  • Lovely home with a modern kitchen diner extension. A lot of thought has been given to detail in what is being provided. Perfect for the dogs, with a big lawn and the patio area is a suntrap. The village has a great pub, small supermarket, tearooms and fish and chip shop, everything you need for a great holiday is here. The beach is idyllic with the dunes behind, perfect for walking the dogs. The property is in a very quiet side street making for a good night's sleep, plus the bed was extremely comfortable. My only minor issue is that the quilt was rather to warm for the summer months. We'll look forward to returning here

Everything you need is so close and Winterton is a lovely little town, loved how dog friendly the town is. The beach is beautiful. Would certainly recommend and would love to return in the future.

  • Amity house is a beautifully, and by the looks of it, ethically furnished property. The owner has thought of nearly everything you would want or need. Comfortable beds and fluffy towels. Clean and remarkably spacious. Garden ideal for dogs and children as secure. Few minutes from shop, cafe pub and chippy which amazingly catered for a gluten free diet. I would definitely recommend this place and would love to go back there in the future. Even the bad weather didn’t ruin our weekend and the dog friendly beach was wonderful. We even had the pleasure of watching seals playing in the waves. Thanks Sue and Robin 👍
