Primrose Cottage overlooks the village green in the pretty village of Martham. It's perfect for a couple, and is walking distance from all local amenities as well as being 10 mins drive from the coast.

Property Details


Primrose Cottage is a pretty semi-detached cottage overlooking the village green in Martham. The village is situated on the Norfolk Broads, and the cottage is within 10 minutes drive of a choice of beaches at either Winterton-on-Sea or Hemsby.

In Martham itself there's a village pub, shops and takeaways - all walking distance from the cottage. The village hosts a number of popular annual events including a spring Scarecrow Festival, summer Carnival and autumn Beer Festival.

Although the cottage is over 100 years old, it has recently been modernised. A conservatory at the back of the house provides an open plan kitchen and dining area. The kitchen has a washing machine, fridge (no freezer) and microwave. At the front of the cottage the living room overlooks the village green, and has a woodburner and smart TV.

Upstairs there's a standard size double bedroom overlooking the village green, and there's also a daybed on the landing which means the cottage can sleep up to 3. The upstairs bathroom has a shower over the bath, washbasin and WC. There is electric heating throughout the cottage.

Outside, the sunny back garden is fully enclosed and there is outdoor garden furniture. Guests can park outside the cottage, and up to two dogs are welcome. There is free unlimited WiFi.

The pretty Broadland village of Martham is a perfect base for exploring this beautiful part of Norfolk. Martham Ferry Day Boat Hire is within 5 mins drive, or there's a choice of boat hire and boat trips on the Norfolk Broads all within 15-20 mins drive.

For keen fishermen Martham Pits on the edge of the village consists of a number of small fishing Broads, all adjoining each other. Open from 1 Apr - 31 Oct, day tickets can be purchased from either of the two Co-Ops in Martham village.

There's a choice of beaches within 10-15 min drive including Winterton-on-Sea, and Horsey which is home to a colony of grey seals. 

For families the award winning BeWILDerwood Outdoor Adventure Park at Horning offers treehouses, zip wires, jungle bridges and more. Great Yarmouth is a 10 minute drive and has end of the pier entertainment, amusements, bowling, the pleasure beach, marina centre and many more attractions. The fine city of Norwich with its cathedrals, castle, museums, theatre and vast array of cafes and shops is 30 mins drive.

  • We had a fab week at this lovely cottage. On arrival we found it was exceptionally clean and we really appreciated the welcome pack from the owner of fresh fruit, shortbread biscuits and milk in the fridge. We immediately felt at home, and the location overlooking the village green was perfect. Martham is a really nice pretty village and a great place to use as a base for exploring this part of Norfolk.   • Just enjoyed a short break in this dog friendly accommodation. Clean, neat and everything you could need. Perfect, with an enclosed garden in a lovely little village. Ideal for visiting the Broads and surrounding areas. Definitely recommend.

  • We stayed at this lovely cottage in July and found it very clean, well equipped and lacked for nothing. A charming location alongside a large village green. Very dog-friendly - even had a dog box with towels for a dog. Handy fan available for those hot stuffy nights. We visited Horsey Wind Pump and would recommend Ross's Nature Boat trips from Horsey. A very entertaining, informative and amusing commentary. Visited Fairhaven Woodland and Water Gardens (Acle) with superb walks, informal garden features, private waterway and boat trips. Would recommend this cottage to friends especially with dogs and would not hesitate to visit again.

  • Stayed for a week and what a lovely place. Saw the seals at Horsey Gap. Went boating for the morning. Fish and Chips, sandwich shop and local Co-op within walking distance plus a lot more. We had 2 little dogs who loved the garden and the many walks locally. One of the loveliest cottages we have stayed at and would love to go back in the future. x

  • Lovely cottage everything you need plus more. Pub opposite for a good meal, fish and chip shop and local butchers for yummy food and very pleasant local people, Owner responsive to any problems. Outlook from cottage extremely nice and a sweet little garden to sit in weather permitting. All in all can not fault it in anyway a good base to explore from especially if you have a doggy friend with you😁

  • A fabulous stay in this charming cottage. Immaculately clean, well equipped and the attention to detail made it home from home on arrival greeted with a lovely fruit basket , milk and chilled water and even a dog box with towels, toys and treats. The location was brilliant for driving around the broads and the coast and Winterton beach was beautiful and dog friendly. Great facilities on your doorstep and fantastic service from both The agent and the owner. I would not hesitate to stay here again and recommend it 100% for a couple and a one to two dogs. A gem of a property that we will definitely be coming back to.

  • Fabulous place for two. Really well equipped. We have less of a choice of utensils at home! Clean and well kept. Bed comfy and thanks for the fan. Location very convenient for coop, pub, takeaways and fab chippy. Bus to coast ideal if both wish to drink. Hemsby not my scene but a good stop to walk up the coast (beach or costal dune path) to the unspoilt Winterton and Horsey gap where we saw 100s of seals. Same bus ticket back from Winterton. The green is ideal for emptying the dog and all owners seemed very responsible as I only ever saw one mess-which could have been a fox anyway.
