Grange Farm Barn is a Grade II listed barn conversion located in the picturesque Broadland village of Filby. This unique and very special property offers spacious accommodation sleeping up to 8 people across four bedrooms - each with an ensuite bathroom.
Enter the barn via the pretty cobbled courtyard, into the spacious and well equipped modern kitchen which is perfect for entertaining. The luxury island houses two integrated under counter fridges, under counter freezer and wine chiller. There is a double width electric range-style oven and five ring hob, integrated dishwasher, microwave and filter coffee machine. The breakfast area has a table and chairs, sofa and TV making this the perfect communal kitchen. Bi-fold doors open to the garden next to the porch area and downstairs cloakroom with WC.
To the rear of the kitchen is the ground floor bedroom. This bright and spacious room has two 3' twin beds which can be zip linked to form a super king. Patio doors lead to the garden. The statement ensuite bathroom comprises of a shower with ornate pebble splash back, WC and basin.
A private staircase from the kitchen leads to Bedroom 3 with king size bed, hanging space and drawers. The ensuite has a double walk-in shower, WC and basin.
Back downstairs, head through the kitchen to the vast open-plan living space. Here you will find large dining table for 8 and intimate seating areas. A range of comfortable sofas flank the beautiful exposed brink, flint and timbers of this stunning home. There is a 50" smart TV for entertainment. Light floods this cavernous space with its high ceilings and three sets of French doors providing access to the garden, decking and natural pond.
Access to Bedrooms 1 and 2 is provided by two independent oak staircases from the living area. Bedroom 2 has a kingsize bed, drawers and hanging space is adjoined with walk-in walk-out ensuite with shower, WC and basin.
Bedroom 1 has a kingsize bed, drawers and hanging space and a walk through ensuite with luxury freestanding bath, walk-in shower, WC and basin. The mezzanine level overlooks the ground floor living space, providing a comfortable chill out area or work-from-holiday space with sofas and desk.
Outside the fully enclosed large garden wraps around the entire property. The safely fenced pond area even hosts its own ducks and the decking area overlooking the pond from the open plan living area has a glass ballustrade for safety. There is off road parking for 4-5 vehicles and two dogs are welcome free of charge (more may be possible please ask us). There is unlimited wi-fi for guests to use throughout Grange Farm Barn.
Car passes are available at the property for free parking at Winterton beach car park.
