Property Details


Located in the centre of the village, Church Farm is only a 5-10 minute walk from the long sandy beach in Winterton-on-Sea. With seven luxurious bedrooms, it can sleep up to 16 guests and is perfect for special occasions or weekends away. 

The front door opens into a hallway, with one sitting room on the left and a second sitting room on the right. Each sitting room has a flat screen TV with Netflix. Through the second sitting room there’s a conservatory with more seating.

At the back of the house you’ll find the impressive kitchen which is the heart of the home. There’s another cosy seating area in the kitchen, which flows into the dining area featuring a bespoke made dining table to seat 16. If you’re planning a special occasion or celebration then we can recommend a private chef – just ask for details.

The kitchen is equipped with everything you could need to cater for 16 people including two dishwashers, a large American style fridge freezer, a large larder fridge and a Nespresso machine. The boot room has a washer dryer and gives access to the garden, downstairs WC and games room with a full-size pool table, dart board and a table tennis table.

All seven bedrooms are upstairs and are individually named.

HICKLING – a double room with a king size bed and ensuite shower room

STALHAM – a split level family room with a king size bed and a 3ft single bed on the lower level, with an ensuite shower room

WAXHAM – a large family suite with a king size bed and a set of adult sized bunk beds which are in a separate room off the main bedroom. This room has a large ensuite with both a bath and shower cubicle. 

HAPPISBURGH - a large twin-bedded room with 3ft single beds

WINTERTON - a double room with a king size bed

MARTHAM - a double room with a king size bed

HORSEY – a single room with a 3ft single bed.

There is also a large family bathroom with a corner bath and a separate walk in shower cubicle, plus a separate WC upstairs.

All the beds are made up with Egyptian cotton bedding and hypoallergenic duck down duvets and pillows. There are a few spare man-made duvets and pillows should you prefer. Bathroom towels and hot hub towels are provided, but not beach towels. There is one travel cot (please bring your own cot bedding), a stairgate and two high chairs.

There is free wifi throughout the house. Outside, the large wrap around garden offers plenty of space to relax, with a hot tub, outside dining furniture to seat 16 and a large gas fired barbecue. There is enough parking for up to six cars, with other free parking available on the road outside the house. Church Farm is dog friendly, and up to four dogs are welcome.

30% deposit is required to book, with the balance due eight weeks before the arrival date. If the holiday is less than eight weeks away then payment in full is required to secure the booking.

There is a £500 refundable damage deposit added to all bookings at Church Farm.

  • We were a large group of 16 on a weekend away. We thoroughly enjoyed our stay, we made great use of the house and loved that the beach was a walkable distance, we even saw seals! The village pub was lovely for food and drinks! We have a great weekend and would thoroughly recommend.

  • We loved Church Farm, as a large family group the layout in bedrooms and plentiful bathrooms as well as large social and dining spaces which genuinely accommodated our numbers was great. The house is especially well equipped and the games room, hot tub and added touches make this an excellent bolthole. Ease of parking for multiples cars. We know Winterton well anyway from previous visits but would highly recommend the area. The beach is beautiful, sandy and clean and there are few local shops as well as the local pub Fisherman’s Return and fish and chip shops in the village itself which are great walkable spots. Easy access to plenty of wonderful places to visit

  • We were lucky to be there when the magnolia tree and mimosa tree were in blossom in the garden. The house had everything as stated. Comfortable beds with fresh, clean bedding plus towels and separate towels for the hot tub. The games room was enjoyed by adults and children. The property is a short walk to the beach where we found small pods of seals. The local fish and chip shop has a good menu and to be recommended.

  • Group of 11 , celebrating 60th birthday! The most perfect setting! House was even better than the pictures. Every room was so well presented, clean and enjoyed by all! A great location with many walks to the beach and surrounding areas! The pub round the corner is a must, especially in the sunshine! Would 100000% be back in the future- we had the best time!

  • Couldn’t fault our stay, the house was perfect for a large group with all the amenities you can think of. Great house in a great location and would highly recommend to any large groups. We had an early Christmas dinner and it made it all being able to sit round the table together. We are already looking at dates for next year to return.

  • This house was everything we expected - and more. There were 16 of us celebrating a special birthday, aged from 7 to 70. There was plenty of room for everyone, the kitchen was incredibly well equipped with two ovens, two fridges and two dishwashers and that amazing dining table we could all sit round. (There was an equally large table outside but sadly we didn't have the weather for it). The hot tub and games room were very popular, and we can also recommend the local fish and chip shop and the local pub (Fisherman’s Return) where we had Sunday lunch. Sarah was very responsive, prompt and helpful when we reached out to her.

  • A lovely house with an abundance of space the pictures don’t actually give it its full justice. Perfect for a weekend (or longer) away with friends as was in our case. The kitchen space is fantastic, we hired a chef to cook for us one night and the experience was made all the more enjoyable due to the dining space. Used the bbq facilities another night and again great outdoor dining space. The location is great, a 5 mins stroll to the local pub the fisherman’s return, we tried this for lunch and was very enjoyable. A short walk to the beach which was great for a few morning walks and an evening sunset walk. Short drive to broads where we took the opportunity to hire a picnic boat, great fun and recommend if you like boats and the tranquility of the water. 5 mins drive to Hemsby where they had a co-op, butchers (great meat for the bbq), kebab shop, Chinese, bakers and sure more that we didn’t see and plenty of arcades, crazy golf and things for the kids to do if you like/want that kind of thing. Overall a great house in a great location with everything you need around to enjoy as much or as little as you want. Would definitely recommend and we would return for sure.
